Flipping Houses
The most accurate way of describing this type of investing is purchasing a house or property with the intent to sell it for a profit.
Rarely you may purchase a property undervalued, and sell it without doing any repairs or renovations; this is the exception not the rule. In most cases, flipping includes purchasing distressed properties and performing necessary renovations to create a current and fair market value when finished.
Somewhere between your purchase expenses and your selling price, minus improvement costs, remains your profit.
As with any real estate investment, it is very important to make certain you are buying a property for the right price. You must also have an idea on what it will cost to do repairs, and the market value when complete.
Rentals
The concept with investment rentals is to invest in properties where the rent, minus all the expenses, provide positive cash flow. Many investors don't do their homework, don't rely on expert representation and end up with just the opposite.

Land Development
Land development is the process of taking land from a certain condition, and changing the landscape, changing lot lines, creating additional lots and/or changing zoning for the betterment of value.
Removal of existing structures, clearing trees, changing the topography, installing utilities such as water, sewer and electricity and changing zoning are a few examples of land development.
Mixed Use Development
Mixed use development is an urban, suburban / village development or single building that blends a combination of residential, commercial, cultural, institutional, or industrial uses.
Mixed use developments are physically and functionally integrated, providing pedestrian access.
Mixed use development may also refer to a mixed use of real estate developments within one building, a complex of buildings or town center developed to combine necessary living amenities within a walking distance.
